TAB Property (formerly TAB Lending) is an FCA-regulated property finance platform offering both property-backed lending and fractional property investment opportunities. The platform provides bridging loans and development finance to property professionals, funded in part by individual investors.
TAB has originated significant lending volume since launch and offers investors access to short-term, property-secured lending opportunities alongside equity-based fractional property products.
How does it work?
TAB operates a dual model: lending products where investors fund property-backed loans and earn interest, and equity products where investors purchase fractional shares in properties for rental income and capital growth. Loans are secured against property with conservative loan-to-value ratios.
What do they offer?
Property-backed lending from approximately £1,000 with target returns and short holding periods. Also offers fractional property equity investments. An IFISA wrapper is available for eligible lending products.
Who is it for?
TAB Property is for investors seeking property-backed income with relatively short terms. Both lending and equity products carry risk — loan defaults may occur and property values can fall. Capital is at risk.
