    What was Sancus Lending?

    Sancus Lending Group is a specialist property lender providing bridging and development finance across the UK, Ireland and the Channel Islands. Sancus Lending (UK) Limited (FRN 593992) was a directly authorised firm on the FCA Register, but its authorisation was cancelled on 2 December 2025 after a strategic exit from the retail peer-to-peer (P2P) lending market. The firm ceased accepting new retail co-funders and now operates an institutional funding model. The group reported AUM of £326.8m at 30 April 2026.

    So what: retail customers can no longer open new investment accounts with Sancus UK. The group continues to operate in the institutional property lending market — a materially different product and risk profile from the former retail P2P offering.

    How it worked

    How did Sancus Lending work?

    Pre-exit, Sancus operated a model where co-funders (private clients, HNWIs, family offices and institutions) were allocated portions of asset-backed bridging and development loans alongside Sancus itself, with minimum allocations cited at £100,000. Since the strategic withdrawal from retail P2P, lending is funded by institutional partners and the firm no longer accepts new retail investments through its UK entity. The group has reported substantial institutional credit facilities supporting origination at scale.

    Current group focus: bridging finance (short-term secured loans, e.g. auction purchases) and development finance (staged funding aligned to construction milestones). Historically, retail co-funders were offered asset-backed loan participations marketed at target returns above 7% p.a.; these retail offers are no longer open to new investors. Bridging and development loans are typically secured by property but carry project and market risk; recovery on default can be slow and uncertain.

    Current target clients are institutional investors, specialist funds, and large private co-investors such as family offices and HNWIs transacting off-platform with the group. The retail P2P channel is closed and existing retail co-funders have been run off. Retail investors should seek written clarity on the status of any existing holdings; capital remains at risk during run-off.

    In short

    Sancus has a genuine property-finance pedigree and improved group financials in 2025, but the UK retail story is over: with FCA authorisation cancelled in December 2025, the only way in is institutional. Sector risk remains material — bridging and development finance are illiquid, exposed to property cycles, and recent press has noted enforcement actions on individual loans (e.g. an Irish development receiver in mid-2026). Existing retail holders should focus on recovery process and timelines rather than expecting a return to retail access.
