    General Information

    London House Exchange (LHX), formerly known as Property Partner, is an FCA-authorised fractional property ownership platform founded in 2014. The platform was acquired by Octopus Investments in 2022 and subsequently rebranded to London House Exchange, reflecting its positioning as a trading exchange for residential property shares.

    LHX enables investors to buy shares in individual residential properties across the UK, with approximately £180 million under management. The platform operates an FCA-authorised secondary market where investors can buy and sell property shares, providing a potential liquidity mechanism that distinguishes it from most property crowdfunding platforms. Investments are classified as Speculative Illiquid Securities (SIS).

    The rebrand from Property Partner to London House Exchange was completed in 2023. The platform infrastructure, product offering and regulatory permissions remain the same under the new brand identity.

    How does it work?

    Properties are held in dedicated Special Purpose Vehicles (SPVs), with investors purchasing shares that represent fractional ownership. Each property is independently managed, with rental income distributed to shareholders proportionally and property valuations updated periodically based on independent assessments.

    What do they offer?

    London House Exchange offers fractional ownership of residential properties across the UK, with investments starting from £1,000. Investors receive their share of net rental income (after management fees and property costs) and participate in capital value changes when properties are sold or revalued.

    The secondary market provides a mechanism for buying and selling shares outside of property sale events. The platform also offers an auto-invest feature for automated portfolio construction across multiple properties.

    London House Exchange is suited to investors who want diversified residential property exposure without the complexity and cost of direct ownership. The secondary market adds a potential liquidity layer, but investors should be aware that property share prices can fluctuate and may trade below underlying asset values.

    Property values can fall, rental income is not guaranteed, and secondary market liquidity can thin in stressed markets. Investments are classified as Speculative Illiquid Securities and are not protected by the Financial Services Compensation Scheme (FSCS).
