What is Share Credit?
ShareCredit (sharecredit.co.uk), operated by Share Credit Limited (Companies House 09540341), is a London-based peer-to-peer lending platform facilitating investments into individual loans, mainly UK property-related, for UK and international investors. Self-reported statistics covering 01/01/2016–31/03/2024 show £24.06m invested and a weighted-average annualised return of 8.25% on outstanding loans.
Regulatory note (important): the platform asserts FCA authorisation and lists FRN 719365 in some disclosures; this FRN and the firm's exact permissions should be verified on the FCA Register. Separately, the FCA Register shows a legitimately authorised firm named Share Credit Securities Limited (FRN 739124), and the FCA has issued a clone-firm warning for 'Share Credit Securities Ltd' impersonating that authorised firm. The name similarity has caused real consumer confusion — verify firm identity, contact details and FRN on the FCA Register before transferring funds.
How does Share Credit work?
Investors open an account, fund it and select individual loans from the platform's listings. Stated minimums: £10 on the primary market and no minimum for secondary-market resales. ShareCredit handles underwriting and loan administration; investors receive scheduled repayments where borrowers pay. An Innovative Finance ISA (IFISA) wrapper is offered for eligible UK investors.
So what: Understanding how capital is allocated (individual loans vs pooled funds), the ticket size and the presence of a secondary market helps you assess diversification and expected liquidity. P2P loans are typically less liquid than listed securities, and secondary-market depth for individual loans can be thin.
What does Share Credit offer?
Multi-currency investment into individual, mainly property-related loans, via Classic accounts and an IFISA. The platform states 'no fees for investors', including no selling fees on secondary-market exits or at maturity — confirm in full terms before investing.
Self-reported performance: 'Actual average annual return in 2023' of 10% and a weighted-average annualised return of 8.25% across outstanding loans (to 31/03/2024). Credit performance reported as 0% overdue and 0% default on outstanding loans, with a weighted-average loan term of 1.29 years. These figures are self-reported and not independently audited. Loans are explicitly not covered by the FSCS.
Who is Share Credit for?
Suitable for investors seeking exposure to short-term, property-backed P2P loans and comfortable with capital-at-risk, limited liquidity, UK property concentration and reliance on the platform's credit processes. The £10 primary-market minimum makes the platform accessible for small retail allocations; the IFISA wrapper may appeal to UK taxpayers wishing to shelter interest income.
So what: Match risk appetite and time horizon to loan terms and default risk. P2P loans can suffer periods of low recoverability and are not interchangeable with bank deposits or FSCS-protected products.
In short
Strengths: Low primary-market minimum and stated zero investor fees; IFISA availability; self-reported track record since 2016.
Risks / red flags: The FCA clone-firm warning for 'Share Credit Securities Ltd' is the single most important issue — investors must verify the firm's identity and FRN on the FCA Register before sending money. Self-reported 0% default/overdue rates are not independently verified and should be treated cautiously. There is no FSCS protection; the product is concentrated in UK property loans (cycle risk); and while a secondary market exists, time-to-sale and discounts are not disclosed. The Trustpilot listing for sharecredit.co.uk returns a 404, so independent customer feedback is limited. Impersonation and clone firms are an active fraud vector — dealing with an unauthorised entity removes FSCS and FOS protections and makes recovery far harder.
