    LendInvest

UK property finance platform and alternative asset manager listed on AIM (LSE: LINV). Originates bridging, development, buy-to-let and residential loans through FCA-authorised entities. LendInvest has confirmed that its Self-Select Platform is in managed run-off and is no longer offering new property investment opportunities, while the wider property-finance business continues. FCA clone-firm warnings are in effect — verify details on the FCA Register before dealing with the firm.

    CrowdProperty

FCA-authorised P2P platform (FRN 723959) providing senior-secured development finance to UK SME property developers. Company-stated total funded ~£1bn as of June 2026, though investor reviews flag transparency, recovery and default reporting concerns.

    Kuflink

UK property-backed P2P lending platform (FRN 724890) offering bridging and development loans with IFISA wrapper and a restricted secondary market. Operating under significant FCA restrictions since Nov 2025 — Auto-Invest closed to new money and lending to connected persons prohibited without prior FCA permission.

    CapitalRise

CapitalRise is a UK fintech platform providing direct lending and investment opportunities in prime residential and commercial property in London and the Home Counties. Founded in 2016 by Uma Rajah, Alex Michelin and Andrew Dunn — with roots in luxury developer Finchatton — the platform has originated over £588m in property loans since launch.

    Nester Platform

Nester Platform Ltd (FRN 915346) is directly FCA-authorised to operate a peer-to-peer financing platform and offer IFISAs and Sharia-compliant property-backed loans. The platform publishes annual Outcomes Statements and cites target returns of up to 9% p.a. (marketing target, not guaranteed). The nester.co.uk domain was reported offline during the latest probe — operational status requires verification before any engagement. P2P/IFISA investments are not FSCS-protected.
